This package is a controlled preview, not a final offer. It exists so that the operating plan, capital stack, and component pro formas can be read, questioned, and corrected before any funding conversation begins. Section facts are locked one at a time; the closing ask is held open on purpose until those facts have been signed off.
Review and feedback at this stage — not a funding commitment. The intent of this round is to confirm that the project scope, schedule, and operating economics are described accurately, and to flag anything that needs correction before the package is taken to lenders or outside investors.
Once feedback on the current sections lands, the package is closed out in the following order before any lender or investor conversation:
- Final operating inputs locked per component, replacing the remaining representative placeholders.
- Lender quote review against the SBA 504 / bank assumptions used in the capital plan.
- Sources and uses lock — phase-level capital stack confirmed against the locked budget and timing.
- A short lender- or investor-facing narrative (likely a two-page executive summary) drawn from the approved section facts.
